Center Parcs Reveals Plans for First Scottish Holiday Village
Center Parcs has revealed its initial plans for the layout of its first Center Parcs Scotland holiday village, which is set to feature lodges, a water park, and a spa.
The preliminary zoning proposals for this holiday village in the Scottish Borders were disclosed earlier this month during a public exhibition at Lilliesleaf Village Hall.
Should the plans receive approval, the new village will comprise up to 700 lodges and apartments, the Aqua Sana Forest Spa, and an indoor water park.
Additionally, it will include both indoor and outdoor leisure and sports facilities, retail and dining options, as well as a local heritage centre.
Colin McKinlay, chief executive of Center Parcs, stated: “The unveiling of this zoning plan marks an important first step in bringing our vision for a Center Parcs Scotland village in the Scottish Borders to life.”
The zoning plan is not final and may evolve as technical work progresses and feedback is gathered in the upcoming months, according to a statement from Center Parcs.
The final masterplan is expected to be submitted in a planning application later this year, with the estimated cost of the new village ranging between £350 million and £400 million.
£350m Holiday Village in Scottish Borders
Key features of the zoning plan include six designated zones for lodge placement and potential sites for essential buildings such as leisure and dining venues.
A long driveway from the west of the site is proposed as the main access route, and areas containing heritage assets have been identified for preservation.
Wooded areas will be retained and enhanced, while new wetlands, wildflower meadows, and lochs will be introduced.
“This early-stage plan provides a foundation for thoughtful development, ensuring that environmental, heritage, and community factors remain central to our approach,” McKinlay added.
“We are committed to listening to the local community as we refine our plans over the coming months, with the aim of submitting a formal planning application in the summer.”
Three additional public consultation events will take place, all running from 2pm to 7pm, at the following locations:
- Denholm Village Hall: 26 March
- Selkirk RFC: 24 April
- Hawick RFC: 20 May
Moreover, Center Parcs will host a community open day at Hawick RFC on 21 May from 11am to 7pm.
Center Parcs currently operates six holiday villages across the UK and Ireland.
